Who we serve

Every kind of commercial property

From a single association drive to a multi-acre corporate campus, we scope the equipment, crews, and triggers to the site — and to how much risk you can carry when it snows.

Office & corporate campuses

Parking structures, lots, and entrances cleared before the first employee arrives.

HOA & condo associations

Common drives, guest lots, and every unit walk — one contact for the whole board.

Retail & mixed-use

Storefront walks, customer lots, and loading zones kept open through business hours.

Medical & senior living

Zero-tolerance entrances and drop-offs — the surfaces where a fall is not an option.

Industrial & warehouse

Truck courts, dock aprons, and large lots plowed and hauled to keep freight moving.

Property managers & portfolios

One vendor across multiple sites, with per-property reporting and a single invoice.

Why it matters

Your snow plan is a liability plan

A slip-and-fall on an un-cleared lot lands on the property owner. The defense is a documented, insured, on-time snow program — not a handshake with a plow guy. Every Hillside commercial account comes with time-stamped photo logs, a certificate of insurance, and clearing triggers agreed in writing, so when a claim comes, you have the record to answer it.

  • Certificate of insurance, additional-insured on request
  • Time-stamped photo record of every visit
  • Clearing triggers agreed in writing up front
  • Zero-tolerance clearing for high-risk surfaces
  • Monthly reporting for boards, insurers, and tenants
Scope of work

Everything the site needs, one crew

Plowing & lot clearing

Skid-steers and plows sized to the site — lots and drives cleared to pavement.

Sidewalk & entrance crews

Dedicated shovel crews for walks, entries, and ADA ramps the plow can’t reach.

Salting, de-icing & anti-icing

Pre-treatment before the storm and granular or liquid ice control after.

Snow relocation & hauling

Stacking, relocation, and off-site hauling when the piles outgrow the lot.

Zero-tolerance & priority zones

Bare-pavement clearing for the surfaces where liability is highest.

Documentation & reporting

Time-stamped logs and photos per visit, summarized in monthly reports.

How commercial accounts work

From site walk to season-long coverage

01

Site walk & zone map

We walk the property with you, map priority zones and no-plow areas, and set snow-relocation points and clearing triggers before the season.

02

Proposal & contract

You get a written scope and a clear price — seasonal (flat), per-push, or per-inch. Pick the structure that fits your budget and risk tolerance.

03

Trigger-based dispatch

When snowfall hits your agreed trigger, crews are dispatched automatically — no phone call required, priority zones first.

04

Documented service & reporting

Every visit is logged with time and photos. You get monthly reporting and a certificate of insurance for your records.

Good to know

Commercial snow questions

Are you licensed and insured — can you provide a COI?
Yes. Hillside is licensed and fully insured in Illinois, with general liability and workers’ compensation coverage. We provide a certificate of insurance naming your entity as additional insured on request, before the season starts.
How fast do you respond once it snows?
Dispatch is trigger-based, so there’s no waiting on a phone call — when snowfall reaches your agreed depth, crews are already moving, priority zones first. Most commercial accounts are cleared before their morning open; zero-tolerance sites are serviced continuously through an event.
Seasonal, per-push, or per-inch pricing?
All three. A seasonal contract gives you one flat, budgetable price for the winter and top-priority dispatch. Per-push bills each time we clear; per-inch scales with storm size. We’ll recommend the best fit for your site and budget at the walk-through.
Do you handle zero-tolerance sites like medical and senior living?
Yes. Entrances, drop-offs, and ADA ramps at medical, senior-living, and high-traffic retail sites are cleared to bare pavement and re-treated as needed throughout an event — with the documentation to back it up.
What documentation do we get for liability and billing?
Every visit is time-stamped and photo-documented — what was cleared, what was treated, and when. It’s summarized in a monthly report, so you have defensible proof of service for insurers, boards, and tenants.
How large a property can you take on, and do you serve multiple sites?
From single condo drives to multi-acre corporate and industrial lots — and we manage portfolios across multiple properties for management companies, with per-site reporting and a single point of contact.
